Thinking about: Seller Contingencies

So how do you buy a home if you need to sell the one you're currently living in? There are three ways to do it.

The first is you write an offer contingent on you selling your current home. The problem is in this market, it's really hard to get a homeowner to allow you to have that contingency of selling your home. When competing in a multiple offer situation, this type of offer may be hard to get accepted.

The second is to sell your home and get a long escrow or a rent back. This means you may end up having to move into another house while you search for your other home. That's tough because you're making a double move there. However, the third way is to take your home on the market, accept an offer and make sure the buyer knows that selling the home to him is contingent on you finding your next home. That's actually the easiest option.
